Surrey & White Rock Real Estate Market Report: October 2026

Robert Doolan · November 1, 2026

October 2026 brought a quieter start to the fall market across Surrey and White Rock. New listings pulled back meaningfully from both September and a year ago, and the picture underneath that headline varies quite a bit by property type and neighbourhood. As always, the figures I'm drawing on here are published by the Fraser Valley Real Estate Board.

Surrey3731,389$1.08M
South Surrey White Rock3661,300$1.3M
North Surrey2821,270$645K

Across all home types combined, 1,021 new listings came to market in October — down from 1,266 in September and down 18% from October 2025. That's a noticeable step back from recent months. The sharpest pullback was in condos and apartments, where new listings fell 26% year over year to just 291. Detached and townhouse new listings were each off about 17–19% from both September and a year ago.

Even with fewer homes coming to market, there's still a healthy stock to choose from. Total active listings across the region sit at 3,959 at month-end, with 1,684 of those being detached homes, 1,171 condos, and 921 townhouses. South Surrey White Rock and Surrey each carry over 1,300 and 1,389 active listings respectively, while North Surrey holds 1,270 active listings with a notably lower median asking price of $645K.

Sales activity was mixed depending on where you look. In the City of Surrey, detached sales rose 12% versus September to 186 homes, while the Fraser Valley Real Estate Board's benchmark price for detached in that area sits at $1.38M, edging down 0.4% from September. Condos and townhouses in the City of Surrey also saw modest sales increases month over month, though benchmark prices dipped slightly across all three types. North Surrey told a livelier story on the sales side — detached sales there were up 39% versus September — but benchmark prices softened, with condos down 1.7% to $392K and townhouses down 1.4% to $671K. All three property types in North Surrey sit in buyer's market territory by the board's sales-to-active-listings measure.

White Rock and South Surrey were more subdued. Detached sales fell 10% from September, and with a sales-to-active-listings ratio of 10%, that segment is in buyer's market conditions. The bright spot was condos, where 46 sales represented a 7% increase from September and the benchmark price climbed 2.6% to $559K — keeping that segment in balanced market territory alongside townhouses.

What it means for you

For buyers, October's data offers some breathing room. Inventory remains substantial across the region, and several segments — particularly detached and townhouses in North Surrey, and detached in White Rock/South Surrey — are sitting in buyer's market conditions according to the board's ratio. That generally means less pressure to move quickly, and more room for a measured decision.

For sellers, the drop in new listings is worth noting: less competition from other listings can help, but softer benchmark prices in several categories are a reminder that pricing realistically matters more than ever. If you're thinking about listing or buying in Surrey or White Rock and want to talk through what this data means for your specific situation, I'm always happy to chat.
