Surrey & White Rock Real Estate Market Report: September 2026

September 2026 was a month of two stories in Surrey and White Rock: more homes came to market than in August, yet supply is still well below where it was a year ago. The Fraser Valley Real Estate Board's figures show sales moving in different directions depending on property type and neighbourhood, so the picture really does vary depending on what you're looking at and where.

By area
| Area | New in September | Active | Median asking |
|---|---|---|---|
| Surrey | 425 | 1,434 | $1.05M |
| South Surrey White Rock | 476 | 1,345 | $1.3M |
| North Surrey | 365 | 1,309 | $650K |
Across all home types in Surrey and White Rock, 1,266 new listings hit the market in September — up 17% from August's 1,079, which is a meaningful seasonal pickup. That said, sellers who remember last fall should know that September 2026 came in 20% below the 1,587 new listings recorded in September 2025. Condos led the monthly rebound, with new condo listings rising 24% from August to September.
With 4,088 active listings across the area at month-end, there is genuine selection for buyers. Breaking that down, detached homes account for 1,751 active listings, condos for 1,208, and townhouses for 943. The median asking price across all active listings sits at $997K, though that figure spans a wide range — from a median asking of $518K for condos to $1.66M for detached homes.

The Fraser Valley Real Estate Board's sales data tells a nuanced story. In White Rock and South Surrey, detached sales rose 25% versus August, but the sales-to-active-listings ratio of 10% still puts that segment in buyer's market territory by the board's standard measure, and the benchmark price for detached homes there eased to $1.61M. Townhouses and condos in the same area sit in balanced-market conditions, with ratios of 17% and 14% respectively.
North Surrey tells a quieter story. The sales-to-active-listings ratio for detached homes there came in at 7% — a buyer's market — and townhouses recorded just 5 sales, a ratio of 4%, the softest reading in this report. In the City of Surrey overall, detached benchmark prices sit at $1.39M and condo benchmarks at $448K, both nudging slightly lower than August according to the board's figures.
What it means for you
For buyers, the combination of rising inventory and buyer's- or balanced-market conditions across most segments means less urgency than we saw in past years. There is time to be thoughtful, and the board's figures suggest pricing has softened modestly from August in most categories — though I'd caution against reading a short-term dip as a trend.
For sellers, the 17% jump in new listings from August to September means more competition on the street. Pricing accurately from day one matters more than ever, particularly for detached homes in North Surrey where conditions are firmly in buyer's market territory. If you're thinking about listing, let's talk about how your specific property and neighbourhood fit into these numbers — the area medians are a useful starting point, but your home's story is always a little different.
